The City of Boulder Regulations requires HERS Ratings, Energy Audits, and Green Points for new construction and larger remodels or additions
Remodels and additions less than 500 s.f.
or the remodeled area is less than 25% of total area
- Comply with current energy code for the addition
- Energy audit w/blower door testing or HERS rating
Remodels > 500 s.f. and the total area < 3000 s.f.
and the remodeled area is greater than 25% of total area
- HERS rating of 100 or lower, green points as in table
Remodels where the total area is >3000 and <5000 s.f.
and the remodeled area is greater than 25% of total area
- HERS rating of 85 or lower, green points as in table
Remodels where the total area is >5000 s.f.
and the remodeled are is greater than 25% of total area
- HERS rating of 70 or lower, green points as in table
Additions where the total area is <3000 s.f.
and the additional are is less than the existing area
- HERS rating of 100 or lower, green points in table
Additions where the total area is <5000 s.f.
and the additional area is less than 50% of existing area
- HERS rating of 85 or lower, green points as in table
Additions where the total area is >5000 s.f.
and the additional area is less than 25% of existing area
- HERS rating of 70 or lower, green points as in table
All other Additions and Remodels
- HERS ratings same as for new construction
New Construction <3000 s.f.
- HERS rating of 70 or lower
New Construction >3000 and <5000 s.f.
- HERS rating of 60 or lower
New Construction > 5000 s.f.
- HERS rating of 35 or lower
